Our Investment Process

1. SUBMIT REQUEST
Share the T-12, RR, Delinquency Report, Underwriting Model, OM, and Sponsor Overview.

2. CREDIT ENHANCEMENT REVIEW (IF APPLICABLE)
If required, we evaluate the sponsor’s balance sheet and SREO to determine our interest signing as a guarantor.

3. SOFT TERMS & FORMAL LOAN APPLICATION
We coordinate directly with our DUS partner to issue soft quotes, followed by formal terms from the agencies.

4. FINALZING CREDIT ENHANCEMENT PARTNERSHIP
We finalize a partnership agreement to be ready to sign as sole or co-guarantor when our loan is ready to close.

5. DUE DILIGENCE
Due diligence for our credit enhancement fund will occur alongside the perm loan’s for both cost and time savings.

6. CLOSING
We sign guarantees, if applicable, and deliver a seamless perm loan execution for our borrowers.
